How it works

If you remortgage to a new lender, they will require you to instruct a solicitor to look after the conveyancing work. At Optimal Solicitors we keep things moving as quickly and efficiently as possible, while making sure that you always know what’s happening.
  1. Once your mortgage offer has come through we can advise you on this and explain the terms to you
  2. We’ll check the title deeds and let you and your new mortgage lender know if we find anything that has to be dealt with
  3. If your new lender insists on it, we’ll carry out searches (such as water and drainage, environmental and local authority)
  4. We’ll request the funds from the new mortgage to be sent on the date of completion and arrange to pay off the existing mortgage
  5. If we are dealing with a change of ownership, we will draft a new Transfer Deed which transfers ownership of the property to you
  6. We register the new mortgage and transfer at the Land Registry.

Let us take care of the legal side

Taking out a new mortgage has never been more straightforward

Whether you’re remortgaging a property to get a better rate, to borrow more money, or to add or remove a person from it, you’ll want to work with a knowledgeable solicitor – one who can provide tailored advice and support you throughout the entire process.

That’s exactly what we do at Optimal Solicitors. While remortgaging is definitely more straightforward than buying or selling a house, it pays to work with someone who can guide you effectively. We have strong relationships with many banks, building societies, and other specialist mortgage lenders so that you can remortgage more easily.

We’ve helped thousands of people, just like you, get the best outcome

Let us support you too

Why Optimal Solicitors

Remortgaging involves performing many legal tasks and checks, including a valuation and bankruptcy search. We understand how important it is that the process is completed quickly and to a high standard, so every single member of our team works proactively.

We’ll chase third parties, and keep you informed throughout. When you appoint us to handle your remortgage, you can have complete confidence.

Being open is core to how we work. So we’re always upfront about the costs involved in our conveyancing services, outlining them in full during our free initial consultation. For an instant quote, you can always use our online calculator too.
No matter your reason for remortgaging, we’ll have handled a similar situation before. This experience has led to multiple industry accreditations. We’re also regulated by the Solicitors Regulation Authority, showing that we’re committed to best practice.
We believe remortgaging guidance should suit the client, so we provide personalised legal advice. This is delivered in your way – whether that’s via the phone, email, or in person. We can also supply an interpreter or translator if needed.

The only instance where you wouldn’t need a solicitor is if you stayed with your existing lender and moved to a new rate or deal – this doesn’t involve any legal work. Otherwise, you would need to appoint a solicitor.

A conveyancing solicitor carries out various legal jobs, including:

  • Confirming identification
  • Assessing your current mortgage (finding out how much you owe)
  • Completing property searches (if the lender requires it)
  • Valuing the property
  • Reviewing the new mortgage offer
Sometimes you may have no choice – a free solicitor can be part of the mortgage deal. But, if you have to pay for your solicitor, then it’s best to do your research and pick one that fully meets your needs.
Generally, remortgaging will take between one and two months. If you are remortgaging with your current lender, this tends to speed up the process.
